These are definitely challenging times made more challenging by recent real estate statistics or lack thereof.
Comparisons and Context:
- Pending home sales rose 8.1% month over month (the largest monthly increase since June 2020) but were down 24% year over year.
- Prices are down year over year but have been ticking back up over the last 2 months.
- Demand is outpacing supply. There are still many more buyers than sellers for homes that have been updated and have some “wow factor” (please see Compass Concierge note below on how to access an interest-free loan to maximize the value of your home).
- In fact, the majority of sales this year in the 94611 zip code have been for well over the list price with multiple offers.
I can’t think of a time in the last 10 years when having the right local agent and the right presentation for the sale of your home has been more important. This is not a market where homes sell themselves. Being up to date on what is working in the area and what is not is absolutely essential to get the highest price for your home.
