“84% of sellers who sold in the last 2 years wish they could go back in time and do something different” according to a study from Zillow. That is absolutely astonishing especially when you read between the lines and see it’s all about being informed, and most importantly, having the right Realtor® and brokerage.
 
The report states that “many sellers regret how they priced, listed, or marketed their homes.”
 
Here are the top 4 mistakes that were cited in the report:
 
  1. Pricing – 87% believe they could’ve received a higher price.
  1. Ignoring Online Curb Appeal – 40% think that better listing photos, having a 3D tour, and or video could’ve increased their profit.
  1. Bad Timing – 25% wished they had listed at a different time. 40% wanted their homes sold quickly and on their own timeline. Over 1/3 of sellers were not aware of how long the process would take.
  1. Skimping on Repairs and Improvements – 25% feel they missed out on potential gains by not investing enough in home upgrades.
I’ll add a few more:

  1. Poor staging or lack thereof
  1. No iBuyers who take all the “hassle and complication” out of the transaction, buy your home at a 10-15% discount, and pocket the profit for themselves. One iBuyer CEO recently said, “it didn’t make him feel great to lowball customers in order to gain the largest potential spread possible on the resell.” That’s quite an admission.
 And finally, at the risk of sounding self-serving, not investing in the right Realtor®.
 
I can’t think of a time in the last 10 years when having the right agent and the right presentation for the sale of your home has been more important. This is not a market where homes sell themselves. Being up to date on what is working in the area and what is not is essential to get the highest price for your home.
